Rental Criteria

 Rental Criteria - We Practice Fair Housing 

                                                                                                        Rental Criteria

The application process generally takes 48-72 hours to process. (These times may be extended the first week of the month due to increased activity in the office during this time of the month)

  All applicants must submit a completed rental application (Incomplete applications will be denied) 
  All applicants must also submit a color copy of their ID (we can make the copies)
  $40 application fee for each adult occupying the unit (Application fee is required to take application)
    - This covers credit check and processing
  All applicants are screened for criminal history
    oNo excessive criminal history (5+ Criminal Misdemeanors in the last 3 years)  
    oNo Felonies within 3 years 
    oNo Violent offenses within 3 years 
    oZero Tolerance for Methamphetamine and/or precursors
    oAny applicant that has been convicted of check fraud will be required to use secure funds at all times throughout the entirety of their lease

  All applicants are screened for rental history 
    No Evictions within 3 years, No more than 2 Evictions total
    No Pending Evictions  
    If past judgment has been placed, judgement must be paid in full (with proof) 
  Applicants with no rental and/or credit history will be subject to a Full Deposit (equaling rent), First months and Last month rent in lieu of           verifiable rental history  

  Must have verifiable income (at time application is submitted) 
    W-2
    Paystubs (most current, 3 months required) 
    SSI/SSDI Award Letter 
At least 1 applicant must have held their current job for at least 6 months, or be able to show proof of a transfer (with no more than 2 weeks     gap) from a job that was held for more than 6 months

  No Pending Bankruptcies 
  All Applicants must be able to put utilities in their name and transferred before signing lease
  All Lessees are required to carry renter’s insurance 
  Applicants must make three times the amount of rent per month. 
  Pets are allowed with a one time, non-refundable, $500 Pet Fee (Due at lease sign)
     OR a $300 non-refundable pet fee + $20 month pet rent ($300 due at lease sign)
        Weight restriction 15 lbs. 
        Paperwork Required – up to date on shots and identified breed from licensed veterinarian
